Project Site Manager personally performs construction related duties, monitors and directs employee activities from the start of the job until its completion. This position requires elevated levels of organization and attention to detail and the ability to provide management and on-site services for interior and exterior construction work over residential and commercial properties. Also, a strong understanding of the construction process and use of a wide range of construction tools. PSM (Project Site Manager) needs to ensure that employees complete their work according to time and budget expectations; will be responsible to develop material list, and provide direct material obtainment, coordination and physically delivery to the jobsite of all materials necessary to complete the project. PSM will have the ability to learn and manage a variety of applications and software to guide projects, manage expenditures, update before and after pictures, and direct staff to project completion. PSM is supported by the PM/Sr. PM in larger order placement or equipment coordination to each jobsite as needed.
Essential Duties and Responsibilities:
The essential functions include, but are not limited to the following:
Oversee and direct construction projects from conception to completion.
Review the project in-depth to aid in scheduling deliverables and help estimate costs.
Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations as needed.
Coordinate and direct construction workers and subcontractors.
Select tools, materials and equipment and track inventory.
Meet contractual conditions of performance.
Review work progress on daily basis.
Prepare and update reports pertaining to job status for emergency or liability issues.
Plan to prevent problems and resolve any emerging ones.
Analyze, manage, and mitigate risks.
Ensure quality construction standards and the use of proper construction techniques.
Essential Management Skills:
Project management – This position requires strong project management skills to ensure that projects are completed on time and that teams achieve construction milestones and completion goals. Team leadership – Provide guidance to contractors and teams of workers, executing company directives, implementing company policies and teaching/educating employees on best worksite practices.
Problem-solving skills – Need strong problem-solving skills to resolve issues that may arise during the construction process, such as scheduling conflicts or materials issues.
Attention to detail – Provides oversite to the many elements involved in a construction project. Oversees employees and communicates calmly and effectively on an individual and team basis. Has excellent attention to detail and organization skills to effectively manage schedules and coordinating with the PM/ Sr. PM and all employees under your direction.
Budgeting – Works to ensure that projects remain profitable and that all elements adhere to Company/Client budgets.
Communication skills – Effective computer, written, and verbal communication skills are important in this position. Will need to professionally communicate with contractors, clients, architects, maintenance staff, corporate staff, construction laborers and tenants of occupied properties.
Minimum Qualifications (Knowledge, Skills, and Abilities)
Two year’s Interior/Exterior Experience preferred
High School Diploma or GED required
Possess and maintain a valid driver's license required.
Smart Phone required
Ability to multi-task/manage multiple projects.
Proven working experience in construction management.
Above Average knowledge of construction management processes, means, and methods.
Above Average knowledge of building products, construction details; and relevant rules, regulations, and quality standards.
Above Average knowledge of computer, verbal, and written communication skills.
