Property Manager - Rochester

Join our team! We're looking for an experienced Senior Property Manager with exemplary customer service skills, a strong work ethic and an eye for detail. The ideal candidate will be intimately involved in the day-to-day operations of a property, from reception duties to maintenance, so it is imperative that the successful candidate is well versed in all aspects of the property management process. A successful Property Manager and Dasa will have a high sense of urgency, ability to provide strong leadership to their team members and have effective communication skills.

Essential Duties and Responsibilities

• Oversee and manage all areas of Property Management, always displays a high level of leadership
• Ensure compliance with all licensing and legal documentation, including but not limited to Certification of Occupancies
  Audits, monitors, and takes charge of delinquency efforts in a time efficient manner to include processing evictions and submission/follow-up of collections
• Oversees the full leasing process, from beginning to end (Sifting through applications in a timely manner, background checks, proof of income, Section 8 Inspections, etc), document preparation, fee collection, pricing, and conducting apartment tours
• Shows a high level of knowledge with Fair Housing, Section 8, and other applicable Federal and State laws
• Assists in outreach marketing efforts and resident events
• Maintains a strong communication with the legal advisors on topics such as evections or any other leasing violations
  Assist team members in retention of residents by problem solving, addressing tenants in a timely manner and within reasonable requests
• Maintains regular budgeting for month and yearly reports, also assisting in year-end close outs and forecasting
• Stays up to date on changing Marketing trends and KPI’s to measure which efforts are the most successful
• Lends assistance in the leasing process when needed to include but not limited to document preparation, fee collection, pricing
• Effective and timely communication with all tenants, vendors and team members is ESSENTIAL
• Oversee our occupancy/ vacancy rates, report them weekly and create strategies to close the rate gaps
• Assist team members in the full cycle move out process
• Coordinate with the Maintenance Manager and crew to address repairs, inspections, preventative measures, etc.
• Schedule and/or attend regular meetings with team members, management, conference calls
• Completes and other miscellaneous tasks assigned by upper management
• Approve weekly payroll hours for team members and ensuring accurate data being reported

Minimum Qualifications (Knowledge, Skills, and Abilities)

• Three to Five years minimum experience 
• Bachelor's degree in business management
• Understand laws/statutes related to the position
• Strong leadership skills
• Strong critical thinking skill
• Excellent verbal and written communication skills
• Customer service oriented
• Strong negotiation skills
• Ability to multi-task/manage multiple projects
